Buyers Inspection

New Construction Home Warranty Inspection

Most new construction homes come with some form of builder warranty. Some warranties are required by law, others may just be a common builder practice in a particular market. In Washington state, it is common to be offered a 1-year warranty on a new home, sometimes with an extended warranty on certain systems for longer times. These warranties are usually pretty broad and cover construction defects during the initial period of your ownership. Make sure you get defects and issues fixed before your warranty expires.

New Construction Home Inspection

Small or large, most new construction homes need some sort of attention to prevent a safety hazard or a potentially significant financial investment if not tended to in a timely manner. With new construction a list of corrections can be just that, a simple punch list with photos to assist the buyer and contractor to ensure all details were corrected by the time of the final walk through. Also, since the home is new, systems and appliances haven't been thoroughly tested or used to ensure they are functioning properly before you move in.


Manufactured Home Foundation Certifications

The requirements for government guaranteed loans on manufactured housing changed to include a permanent foundation. It is required that foundations be certified by a licensed professional engineer to be in compliance with HUD-7584 (Permanent Foundation Guide for Manufactured Housing). 

This applies to FHA and VA. 

As a result, many private lenders offering conventional loans have added this as a requirement for their loans.
